Full Planning Permission
Full planning permission is a formal approval granted by a local planning authority that allows a proposed development to proceed.
If you’re looking to alter, extend, build or change the use of your home or premises, you must apply for planning permission for development from the local authority. Full Planning Permission is required for many alterations to your property that affect the size, appearance, position/location, materials, access, parking facilities and any environmental impact on the surrounding area.
Building Warrant Applications
Building Warrants are required for all internal and external alterations to ensure compliance with Building Standards. A building warrant must be applied for and granted by the local authority verifier before any building work can commence.
Building Standards ensure that all new or alterations to buildings comply with the Building Regulations which set the national standards for health and safety. The detailed requirements of each Building Regulation are contained in the Technical Handbooks.
Retrospective Consent
In some cases, building works have been carried out without the correct permissions being in place at the time.
This situation often arises when a sale or purchase transaction is taking place, usually flagged by a solicitor when they request the building warrant approved drawings and the completion certificate. We can help you obtain these.
Certificate Of Lawfulness
If you plan to make minor alterations to your property, you may not need planning permission.
"Permitted Development" allows you to carry out eligible works with only a building warrant required. Recent legislation changes were made to help homeowners extend or alter their existing houses, streamlining the process and reducing the need for lengthy planning permission procedures.

You can view your applications online via the Local Authorities Website and we will be in dialogue with the council and will keep you informed every step of the way.
It usually takes around 8-10 weeks from the point of validation for your decision notice to be issued.
It usually takes around 6-8 weeks for the initial feedback to be received from the Building Control Officer.
At every stage, you will know exactly what position your application(s) is currently sitting at as we will provide you with regular updates and you can view these anytime on the Local Authorities Website.
Yes all applications are governed by the latest Construction Legislation, Safety Regulations and the current Building Standards.
We will not charge any additional fees if the changes are minimal and prior to approval, although the council may charge a further processing fee for processing amendments.
