Extensions
Adding an Extension to your home is now becoming a very popular option for current homeowners as the cost of moving home outweighs the cost of extending your existing home. With added knowledge that your new Extension will increase your valuation and re-sale value of your home and may be the most cost effective solution in the longer term – you could end up returning a profit!
Under the new Permitted Development guidelines, your new Extension may not require full Planning Permission; this will be fully accessed when we visit your property. If full Planning Permission for your new extension is required, we can deal with this on your behalf.
In all cases a Building Warrant will be required.
To give you an idea of the timescales involved, if Planning Permission is required for your new Extension, this will take up to 10 weeks from the submission of your application to when the application will be granted as the council put these applications through a rigorous screening and approval process, to which we will be in continuous communication with the council and will keep you posted every step of the way.
During this time, your Building Warrant will also be submitted and processed whilst we await the Planning Permission for your new Extension to be approved. If it’s only a Building Warrant that is required, this will take around 4 weeks to be granted from the application submission.
Some Extensions may also require an SER (Structural Engineers Report), to accompany the Planning Permission and Building Warrant application, if required, we can recomend a selection of approved engineers that we use on a daily basis.
