Converting you existing loft space into a habitable room not only adds invaluable living space to your home, but also adds considerable value to the re-sale value of your home.
Many loft conversions can be carried out with only a Building Warrant being required, although if Planning Permission for your loft conversion is required, we can deal with this from the start until your new habitable room is 100% completed.
In Scotland, new legislation came into force in 2012, “Permitted Development Rights” which was approved through Parliament and is a ‘golden ticket’ to many home owners as Planning Permission for some loft conversions is now not required and it is only a Building Warrant that is required.
All Customers have various ideas and concepts for their new loft space, depending if you require just a basic conversion or a full size dormer installation will determine if full Planning Permission for your loft conversion is required.
To give you an idea of timescales; if Planning Permission is required for your Loft Conversion, this will take up to 10 weeks from the submission of the original application, to the stage where it will be granted as the council put these applications through a rigorous screening and approval process, to which we will be in full time communication and will keep you posted every step of the way. During this time, your Building Warrant will also be processed and approved whilst we wait the Planning Permission for your Loft Conversion to be approved. If only a Building Warrant is required, then this will take around 4 weeks to be granted from the application submission.
Most loft conversions also require an SER (Structural Engineers Report) to which we can assist with as we have a selection of approved engineers that we use on a daily basis.
