Knowing an indication of project costs will not only allow you to check for affordability, but will give you a good expectation of what builders are in the price-range when the quotes are returned to you. We will be able to give you a very early indication of estimated costs from our extensive knowledge in the domestic property field.
Once you have received your approval from the council and you have managed to gather all the quotes from your selected builders, we can also assist with vetting and purifying the bids from your builders to check for compliance and to ensure nothing is missed from there quotes so you can compare ‘apples with apples’ in terms of the variety of quotations you have obtained. It is very common for builders to ‘miss’ a few items from there quote to put them into pole position as there price will be lower than the others, then once they are on site, you will be presented with a list of variations to there original quote, which ultimately will result in further costs to you that can be avoided with some up front professional asssitance.
Builders will normally provide you with a quotation based on the drawings alone, but another option is to have a full specificaiton drafted which will pin-point your exact requirements in terms of materials and finishes. On the larger scale projects, it is recommended to have a Bill of Quantities drafted as this will quantify exact numbers of individual components, but more importantly, this details the cost of each item so if you choose to add or delete any item, you will know the cost of this without asking the builder and these type of changes can be dealt with very easily.
We can also provide an ad-hoc, on-site service, such as measuring and valuing works, completed to date, against what the builder is claiming is due for payment or to simply just give you piece of mind by checking the builder is compliant with the approved drawings.
There is nothing more important to ensure you set the ground rules, agree a price and ultimately agree a program of works and if required we can draft up a Contractual Agreement between you and your builder. This can be as basic or as onerous as required, and would need further in-depth discussions should you wish to opt for a full Contractual Agreement.
